What it calculates

Then affordability (how much home your income supports), transaction taxes (US transfer tax, Canadian land transfer tax, UK stamp duty), amortization schedules, overpayment savings, and refinancing.

Everything is localized to the real rules of the place you're buying, because the mechanics genuinely differ: US buyers face property tax and PMI; Canadians face semi-annual compounding, CMHC insurance, and provincial land transfer tax; UK buyers face SDLT, LBTT, or LTT depending on the nation.
